How does appointing an architect help my building project run smoothly?

A formal architect’s appointment sets out exactly what we will do, when, and for what fee, giving you clarity from the start. It means you benefit from structured design stages, cost and risk management, and a single point of contact focused on protecting your interests throughout the project. 

Do I need a specialist architect for my listed or heritage building in Norfolk or Suffolk?

You do not have to use a specialist, but for listed or heritage buildings it is strongly recommended because the consents are more complex and the risks of getting it wrong are higher. Heritage work is at the heart of our practice: we regularly work with listed buildings, conservation areas and sensitive historic sites across Norfolk, Suffolk and East Anglia, designing alterations, extensions and upgrades that respect the building’s character while improving how you live in it.

How can I improve the energy efficiency of my older or listed home?

We take a careful, fabric-first approach to retrofit, tailored to each building. This can include targeted insulation, draught reduction, ventilation and moisture management, and whole-house thinking so that energy upgrades work with – not against – traditional construction, protecting both comfort and the long-term health of the building.

We regularly work on rural properties, market town homes, and coastal sites, including residential and commercial projects, as well as projects within conservation areas and historic settlements.

We work on heritage and conservation projects, contemporary new-build homes, residential extensions and alterations, and sustainable retrofit of existing buildings, including commercial properties. We are particularly experienced in projects involving listed buildings, including churches, traditional properties and sensitive historic or rural contexts.
 

Do I need an architect's help with planning applications and listed building consent?

Yes. We prepare and manage planning and listed building consent applications, including drawings, design statements and heritage statements where required. We can also liaise with local authority planners and conservation officers on your behalf to help smooth the process.

At what stage should I speak to an architect about my project?

It is best to contact us as early as possible, even if your ideas are still quite open. An early conversation allows us to advise on feasibility, constraints, opportunities and likely consents before you commit to major decisions or costs. 

Do architects offer an initial consultation and feasibility studies?

Yes. We offer an initial conversation to discuss your project, your aims and the property itself, and to outline likely next steps. From there, we can propose a tailored scope of services and a fee for a more detailed feasibility or early design stage if you wish to proceed. We also provide pre-purchase advice across Norfolk, Suffolk and the East of England.

 
How are architects' fees calculated?

Our fees depend on the scale, complexity and scope of the project and the level of service you require. We will always discuss and agree the scope and fee structure with you in advance, and confirm it in writing as part of our appointment so you have clarity before any work begins.

 
Can an architect manage a full project from planning to completion on site?

Yes, we can provide a full architectural service from concept design through planning, technical design and tender, to site involvement during construction. Alternatively, we can tailor our involvement to specific stages if you only need help with part of the process.
